Finding the perfect place to nest is one of the most important financial decisions you are ever likely to make. Throughout the buying process we’ll be on hand to help so please don’t hesitate to contact your sales advisor with any questions or queries that you may have. Our aim is to build you a fantastic new home and to make the process of buying it as simple as possible.

In this section of the website we have compiled some useful reference guides to explain the various stages of buying your new home.

THE BUYING PROCESS

1. Reservation

When you have decided which property you would like to buy we will take you through the reservation process and you will be asked to pay a reservation deposit. The non–refundable reservation deposit is normally £500 and will be deducted from the balance due at legal completion. This fee demonstrates your commitment to the purchase and on receipt we will cease to market the property for sale.

2. Appoint a Solicitor

You’ll need to appoint a solicitor and provide us with their details as soon as possible after you have made a new property reservation. Your solicitor will work on your behalf to prepare and exchange the contracts of sale for your new home.

3. Confirm Your Finance

You will need to have your finance approved before you are able to enter into a contract of sale for your new property. There are a number of ways to finance your new home and every individual purchasers circumstances will be different so we recommend that you seek independent financial advice as early as possible. You can also refer to the ‘Ways to Buy’ section for some useful guidance on the various finance options that may be available to you.

4. Exchange of Contracts

Once your solicitor has reviewed the legal paperwork and received confirmation of your finance they will invite you to sign the formal contracts of sale. As the purchaser you will sign first and the documents will then be sent to Loft Estates to be sealed. At this stage you have now entered into a binding contract of sale for your new property. We will also provide you with an estimated completion date for the handover of your new home.

5. Customisation

During the construction of your new property you will be invited to make selections for various options and customisations of your new home. This information will be captured on our Construction Schedule document which is used to relay your selections and preferences to the site team.

6. Legal Completion (Handover)

The big day has arrived – Welcome Home! At the point of legal completion (handover) the funds required to complete the purchase are transferred to us via your solicitor and you will receive the keys to your new home. Your sales advisor will meet you at the property to provide a full induction to all the new systems and features of your home. We will explain how to ‘run in’ your new home and who to contact in case of any emergencies.

7. Aftersales Support

We are committed to supporting our customers before, during and after purchase. As with any new building you may experience some minor snagging issues that will have to be resolved post completion. Non–urget defects should be recorded and after 3 month an appointment will be made for a snagging team to visit the property and rectify any issues. For anything urgent, i.e. pluming or electrical issues that would be considered dangerous to leave please contact us and we will resolve these immediately.


All of our new properties come with and NHBC 10 year structural warranty for complete piece of mind and we are always available to answer any queries or concerns that you may have.
